Case Study // Kingsgate House – Land Securities

The redevelopment of Kingsgate House forms part of the major Land Securities development around Victoria. Swanton had extensive involvement in the temporary works required for the demolition and rebuild of these structures. There are significant constraints associated with the scheme with highways on two boundaries, Westminster City Hall on a third and the London Underground District and Circle Lines in shallow tunnels on the North elevation.

For the demolition phase we undertook floor loading tests to assess the capacity of the existing concrete frame to carry larger demolition plant than the design floor capacity suggested. We also undertook pull out testing for scaffold anchors and tower crane anchor bolts. During the substructure demolition we undertook a range of plate bearing tests to verify the capacity of the formation, the pile platform material ad finally the as installed pile platform.

The scheme also entailed working with the rebuild team,  providing a range of testing and temporary work services to them. Our scope for the rebuild includes the design of the main propping, tower crane foundations and access gantries. We have also had extensive involvement in the assessment of the core stability and bearing installation proposal.
